Atlanta flip returns
In an ATTOM analysis of Q1 2026 flips, Atlanta investors paid an average of $370,335 and resold for $470,256, an average gross profit of $99,921 and a 27.0% gross ROI (ATTOM and Backflip Q1 2026 analysis, as of Q1 2026). Gross profit is before rehab, holding, and selling costs.
Nationally, the typical flip earned a 21.5% gross margin in Q2 2026, down from 27.6% a year earlier (ATTOM Q2 2026 U.S. Home Flipping Report, as of Q2 2026). ATTOM found the strongest national margins on homes bought for $100,000 to $200,000 (28%) and $200,000 to $300,000 (26%), and losses at $50,000 or less.
Where flips pencil
A flip works where you can buy well below what renovated homes sell for. In a flat market, rely on today's sold comps, not appreciation. Zillow's county values (Sept. 2026) range from about $229,000 in Clayton to about $469,000 in Cherokee (Zillow Home Value Index (ZHVI)); the gap between dated and updated homes inside a neighborhood matters more than the county average.
The basic math
- ARV (after repair value): what the home will sell for after renovation, based on recent renovated comps nearby.
- Rehab budget: scope plus a contingency.
- Costs: closing on both ends, financing, insurance, taxes, utilities, and agent fees. ATTOM notes flipping veterans estimate rehab and other expenses typically run 20% to 33% of ARV (ATTOM Q2 2026 U.S. Home Flipping Report).
- Spread: ARV minus purchase, rehab, and all costs. That is your profit and your margin for error.
Example formula: Maximum offer = ARV − rehab − all costs − target profit. Use your own numbers.
